2023 Parking Permit Program Renewal: It's time to renew the Optional Parking Permits. Parking patrols are performed nightly. All vehicles in violation of the parking rules will be subject to tow. You will need to have the new 2023 Parking Permit effective January 1, 2023. Please contact Patrol Masters for the permit application at permits@patrolmasters.com. Qualifying residents may be allowed to purchase an additional parking permit for an annual fee of $300. Please contact Management for more information.

General Reminders

Please clean up the papers in front of the garages and entry doors. Dryer vents require cleaning on a regular basis to prevent fires.

Mailbox Locks: The mailbox lock is the responsibility of the individual homeowner to maintain, repair or replace as needed. If you mailbox lock is not locking propertly or you have lost your mailbox key, please contact the Rancho Santa Margarita Post Office at 800 ASK-USPS.

Home Improvements: Did you know that approval from the Homeowners Association is required BEFORE you begin any improvements or changes to your property? If you plan an improvement, you can download Montecido's Home Improvement Application HERE (or from this website under the Documents menu above) or you can contact Total Property Management at 949 261-8282 and they will forward the Home Improvement Form to you. Upon completion of the form, return to Total for review by the Board of Directors.

Board of Directors

Your home is part of a community association that is registered with the State of California as a Non-Profit Mutual Benefit Corporation. The Association is managed by a Board of Directors.

The Board of Directors is the governing body, elected by the association members, to oversee the business affairs of the Association. The Board establishes the rules and regulations, approves the annual budget, oversees the maintenance of the common areas, enforces the governing documents (CC&Rs, ByLaws and Articles of Incorporation) and is the decision making body for all association business.

Board Meetings

Montecido at Portola Hills Association Board of Directors meets on the third Wednesday of every month at 7:00 p.m. Meetings are held at the onsite Community Clubhouse. Agendas are posted at the clubhouse bulletin board 4 days in advance.

Architectural Review

Homeowners must submit a "Request for Architectural Approval" application form for all proposed modifications, alterations or additions to any portion of the property. The Montecido at Portola Hills Architectural Committee meets monthly and has thirty (30) days to review all submissions. The "Request for Architectural Approval" application form and several architectural exhibits are available for viewing and downloading from the website.
